Did you know that Airbnb has a separate search portal for monthly sublets? I actually didn’t know about this until a friend who’s an experienced Superhost brought it up to me recently. Airbnb Sublets allows hosts to sublet their homes on a month-to-month basis.
This blog is all about teaching you how to find rental arbitrage and build a 6-figure passive income without owning a home. Without Airbnb, this blog wouldn’t be possible. We truly live in an exciting time, mainly we have companies like Uber and Airbnb that empower the masses to make money.
These technological breakthroughs come with some legal ambiguities in our black or white preferential legal society. Since renting your home on Airbnb for less than 30 days a month can be considered illegal in some cities, I would like to tell you about a little less well-known option: Airbnb Sublets.
There are a few clear advantages of doing monthly sublets. One of them is the elimination of any worries of turning the place over to the next guest. Second, you don’t have to fret about complicated taxes and laws about short-term rentals. Lastly, Airbnb still guarantees your host protection of up to 1 million dollars because the transaction is made through its platform.
Pretty great, right?
If you’re interested in long-term sublets, then this is how you can do this. It takes 3 steps and I’ll outline it below.
Step 1 – Market Research
Do your due diligence and look at what your competitors are charging per month. You can do this by going to Airbnb.com/sublets. Make sure to narrow it down to your neighborhood or town.
Step 2 – Enablement
The first step is going to your Host dashboard and click on Calendar and that will take you here.
Then, click on Availability Setting on your top right corner. Once you there, go to your trip length section and click on minimal stay- change it to 30 days.
Guess what? That is all you have to do!
Airbnb will automatically calculate how much to charge based your rates.
Congratulations! Now, you can host long-term travelers in your home. The total price a potential long-term guest will see will be an all-inclusive monthly price.
