03 Feb AskSam: How to Make Your Airbnb Business Travel Ready
What’s up, everyone? I have a little notepad that records all of the interesting questions that I get asked by my readers. Recently, one of them reached out about how to get his listing “Business Travel Ready?”
60~75% of my guests are business travelers. If you’re interested in learning more about what I’d learned from these business travelers then you can read it here.
I absolutely love my corporate travelers. They are clean, less fuzz, and like to check out early. I have never gotten a late check-out request from them, which makes it easier for my maid to manager her cleaning schedules.
Best of all, they’re not picky about my nightly rates because their company pays for them. This means I get to charge 10%, 15%, or even 20% more per night.
That’s why I love them and you should too!
What Makes a Listing Airbnb Business Travel Ready?
Let me break it down further.
In order to be business travel ready; you must have an entire home/Apt, no smoking, and no pets property.
Airbnb Business Travel: Amenities
The listing must also have the following Business Travel Ready amenities:
- Wireless Internet
- A laptop-friendly workspace
- Self-check-in (this includes a key lockbox, doorman, keypad, or smart-lock
- A smoke detector
- A carbon monoxide detector
- Essentials (toilet paper, clean towels, and fresh linens)
- An iron
- Hangers
- A hair dryer
- Shampoo
It’s essential to have a smoke detector and a carbon monoxide detector. If you don’t have one already, you should buy them as soon as you can if you want to be business travel ready.
I have a combination smoke and carbon monoxide detector.
Why? Because if I can install it once and be done with it, then that’s my prerogative. If you’re curious, this is the I have in all of my units.
First Alert – Combination Smoke and Carbon Monoxide Alarm, Battery Operated( Amazon, less than 30 bucks). They also have a pack of 4, which is nice if you more than 1 property.
Reviews and response rate
Listings must have at least 3-stars rated reviews before they can be eligible for Business Travel Ready status. For listings with 3 or more star rated reviews, at least 60% of both the listing’s primary reviews and the listing’s reviews for cleanliness and accuracy must be 5-star reviews.
Hosts of Business Travel Ready listings also must have responded to 90% of booking requests within 24 hours over the last year.
Cancellations
Hosts of Business Travel Ready listings must provide a 7-day cancellation commitment to reservations. If a listing has a cancellation within 7 days of a confirmed check-in date, it can’t be considered for Business Travel Ready for 1 year from the cancellation date.
Eligibility
Listings and their hosts are evaluated for business travel readiness on a rolling basis. Keep in mind that you and your listing need to continue to qualify after the initial evaluation in order to maintain Business Travel Ready status.
These requirements shouldn’t take very long to fulfill. It usually takes me less than a month to become compliant with their requirements.
