I started doing my Airbnb Arbitrage about a year ago and I’ve had more than 100+ reservations. I took a look at my total spend on Amazon and it is close to $20,000 dollars. Some of the purchases are impulse purchases that were utterly useless, while some impulsive purchases turned out to be a godsend. In this experiment, I would like to share with you on my experiences and learnings to provide you with the knowledge and insights of my previous guests!
If you are just starting out, you want to maximize your budget. A typical budget to furnish a 1-bedroom is somewhere around 4-5k and a two bedroom unit is anywhere around 5-6k. Check out my blog post here to see a detailed spreadsheet on the costs for 1 and 2-bedroom units.
To save you some time, I have listed out the top 9 products that my guests absolutely loved! If you’re on a budget and would like to maximize your capital, then these products are what you should look into! All of these products are found on Amazon and if you have Amazon Prime, then I have just made your life super easy.
Amazon List: Kitchen Things
Ninja Professional Blender You would be surprised to know how many times that my guests use the blender for morning smoothies! I have one of those in my own home and I absolutely love it because it’s a blender that is powerful yet affordable. Cost: $68.94 / 4.5-stars
Keurig Coffee Maker It’s a convenient machine that my guests use a lot. I host a lot of business travelers and they love it because coffee is a push of a button away. Cost: $85.35 / 4-stars
96 Count Variety K-Pods For Keurig These k-Pods are what goes into your Keurig and without it, there wouldn’t be any coffee! My guests love the variety of blends that it provides. Cost: $33.95 / 4-stars

Master Lock Lock Box – Portable People ask me how do I automate my check-in process? Well, this is my secret! I like this one because it has a wide lock body. You can fit a few keys in there!

Zinus Queen Platform Bed- Queen Size I outsource all of my bed platform to this brand because they’re cheap, easy to assemble, and looks great! My guests always ask me where I got my platform bed and sometimes I’m embarrassed to tell them that I actually got it from Amazon! Cost: $205.15 / 4.5-stars
Zinus Memory Foam 8 Inch Mattress, Queen My secret weapon! I have had multiple compliments on this bed. In my opinion, it’s better than some of the more expensive memory foam mattresses on the market. Cost: $189 / 4.5-stars

The key is to find highly profitable areas where you can make 2x, 3x, or even 4x your daily rent. This is how you calculate your daily rent = monthly rent/days in a month. For example: 1000 dollars monthly rent / 30 days = 33.3 dollars a day. If you can find an area that charges 67 dollars per day, then you have a profitable area.

In order for me to reach profitability, I’ll have to maintain a 45% occupancy during low-season and 35% occupancy rate during high-season. I spent 20k not just on one unit, but multiple units. It takes around 2 months to make back what you invested in on furniture and other things that go into the property.
